Repairs are coordinated for a 10 to 15% fee on the invoice ($50 minimum), shown separately so you always see what you're paying for. You set an approval limit for emergencies.

Home for the winter? Keep a keyholder plan for $25 a month: key holding and alarm response, and we pick right back up in May.

You'll deal with one person who knows your house, not a rotating crew. Jayme does the visits himself, and he's the one who calls you.

Good to know before you go.

Do I need home watch if I have a security system?

An alarm tells you someone opened a door. It won't tell you the AC drain is backing up or a supply line is weeping under the sink. We check what sensors can't see, and we can be your local alarm responder.

What happens if you find a problem?

We call or text you right away with photos and a recommended next step. With your OK we bring in a vetted, licensed contractor, let them in, oversee the work and send before and after photos. Below your approval limit, we can act immediately in an emergency.

How do you handle my keys and alarm codes?

Keys are coded and stored in a lockbox, never labeled with your address. Alarm codes are kept on file securely and only used for your home.

What about hurricanes?

Standard and Premium plans include a post-storm check after any named storm. Premium includes prep labor too, like shutters and bringing in outdoor furniture. On Essential, storm prep is available as an add-on.

Which areas do you cover?

Palm City, Stuart, Sewall's Point, Jensen Beach, Hutchinson Island, Port Salerno and western Port St. Lucie. Indiantown, Hobe Sound, Tequesta and Jupiter are available for an added $25 a month.

Does my insurance require someone to check my home?

Often, yes. Many homeowner policies limit coverage when a home sits unoccupied for an extended period unless it is checked regularly. Read the vacancy or unoccupied-home section of your policy, or ask your agent. Every visit we make is dated and photo-documented, so you have a record if you ever need to file a claim.

Is this an emergency service?

No. We are not a 24/7 emergency or alarm monitoring company. Keep your alarm professionally monitored and list us as your local key holder. When something comes up, we respond as quickly as we can, secure the home and coordinate repairs.

Is this property management?

No. We don't rent your home or handle tenants. Home watch is inspection, reporting and coordination for owners who are simply away.
